How to Choose a Roofing Contractor in Denver (Without Getting Burned)

After every major hailstorm in the Denver Metro area, dozens of out-of-state roofing companies flood into Colorado neighborhoods with door knockers, yard signs, and promises of free roofs. Some of them do good work. Many of them do not. And every year, Colorado homeowners get stuck with incomplete jobs, voided warranties, and contractors who have already moved on to the next storm in another state.

Choosing the right roofing contractor is one of the most important decisions you will make as a homeowner. A roof replacement is a major investment — typically $15,000 to $30,000 or more — and the contractor you choose determines whether that investment protects your home for decades or causes headaches for years.

Here is what to look for and what to avoid.

1. Verify Their Colorado Contractor License

Colorado does not have a statewide roofing license requirement, but many cities and counties along the Front Range do. Aurora, Denver, Lakewood, and Colorado Springs all require roofing contractors to be licensed within their jurisdictions. Ask any contractor you are considering for their license number and verify it directly with the local building department.

A contractor who cannot provide license information for the city where your home is located should not be on your roof.

2. Confirm They Carry Insurance — And Verify It

Every legitimate roofing contractor should carry general liability insurance and workers compensation coverage. Do not take their word for it. Ask for a certificate of insurance and call the insurance company to verify the policy is active and current.

Why does this matter? If an uninsured worker is injured on your property, you could be held liable. If an uninsured contractor damages your property or your neighbor's property, you have no recourse. This is one of the most overlooked and most important steps in hiring a roofer.

3. Look for Local History, Not Just a Local Address

Storm chasers — roofing companies that follow severe weather from state to state — often set up temporary offices in Denver after a major hail event. They may have a local phone number and a Colorado address, but they have no long-term presence in the community.

Ask how long they have been operating in the Denver Metro area. Ask for references from jobs they completed two or three years ago — not just last month. A company with deep roots in the community has a reputation to protect and a reason to stand behind their work.

A professional roofing contractor will provide a detailed written scope of work before any work begins. If a contractor gives you a verbal quote or a vague one-page estimate without material specifications, that is a red flag. You need to know exactly what you are paying for.

5. Understand the Warranty — All of Them

Most roof replacements come with two separate warranties: the manufacturer warranty on the materials and the contractor warranty on the workmanship. These are different coverages with different terms.

Ask the contractor to explain both warranties clearly. How long does each one last? What does each one cover? What voids each one? Some manufacturer warranties are only valid if the roof is installed by a certified installer — so ask whether the contractor holds that certification.

A contractor who cannot clearly explain your warranty coverage is a contractor you should think twice about hiring.

6. Ask About Lien Waivers

This is one that most homeowners do not think about until it is too late. When you pay your roofing contractor, you expect that money to flow down to the material suppliers and subcontractors. But if it does not, those unpaid parties can file a mechanic's lien against your property under Colorado law — even though you already paid your contractor in full.

A lien waiver is a document that protects you. It confirms that the contractor, suppliers, and any subcontractors have been paid and waive their right to file a lien. Always request a final lien waiver before making your last payment.

7. Check Their Reviews — But Read Between the Lines

Google reviews are a useful starting point, but look beyond the star rating. Read the actual reviews. Do customers mention specific crew members by name? Do they describe the process in detail? Do the reviews mention insurance claim help, cleanup quality, and communication?

Also look at how the company responds to negative reviews. Every contractor gets an occasional complaint. What matters is whether they handle it professionally and work to make it right.

8. Be Cautious of High-Pressure Tactics

A good roofing contractor will inspect your roof, explain what they find, provide a written estimate, and give you time to make a decision. They will not pressure you to sign a contract on the spot, demand a large deposit before any work begins, or tell you that you must act today or lose your insurance coverage.

Urgency is a sales tactic. Your roof will not collapse overnight. Take the time to get multiple estimates, verify credentials, and make an informed decision.
