7 Signs You Need a New Roof (And What to Do About Each One)

Most homeowners do not think about their roof until something goes wrong — a leak shows up on the ceiling, shingles blow off in a windstorm, or a neighbor mentions they just got a new roof after the last hailstorm. By the time these problems become visible from inside your home, the damage has usually been progressing for months or even years.

Knowing what to look for can help you catch problems early, avoid costly interior damage, and make informed decisions about repair versus replacement. Here are seven signs that your roof may be reaching the end of its useful life.

1. Your Roof Is 20 or More Years Old

Most asphalt shingle roofs in Colorado are designed to last 20 to 30 years under normal conditions. However, Colorado conditions are far from normal. The combination of intense UV radiation at altitude, freeze-thaw cycles, hail, and wind means that many roofs along the Front Range show significant wear well before their expected lifespan.

If your roof is approaching 20 years old, it is worth having a professional inspection even if you have not noticed any obvious problems. The issues that lead to failure often start long before they become visible.

2. Shingles Are Curling, Buckling, or Cupping

Healthy shingles lie flat against the roof deck. When shingles start curling at the edges, buckling in the middle, or cupping upward, it indicates that the shingle material is deteriorating from age, heat, or moisture damage.

Curled and buckled shingles are vulnerable to wind uplift and water infiltration. Once shingles reach this stage, spot repairs become a temporary fix at best — the deterioration is happening across the entire roof surface, not just in the areas where it is most visible.

3. Granules Are Accumulating in Your Gutters

Asphalt shingles are coated with ceramic granules that protect the underlying asphalt from UV damage. As shingles age, they lose granules gradually. You may notice a gritty accumulation in your gutters, downspouts, or at the base of your downspout discharge.

Some granule loss is normal on a new roof as loose manufacturing residue washes off. But on a roof that is more than a few years old, heavy granule loss is a clear sign of advancing wear. Once the granules are gone, the exposed asphalt degrades rapidly.

4. You Can See Daylight Through the Roof Deck

If you go into your attic on a sunny day and can see pinpoints of light coming through the roof deck, you have a problem. Light coming through means water can come through. Even small gaps can allow moisture into your attic space, leading to rot, mold, and insulation damage.

While you are in the attic, also look for signs of moisture — dark stains on the underside of the deck, sagging areas, or any visible mold growth. These are signs that your roof's waterproofing has already been compromised.

5. Your Roof Has Storm Damage You May Not See

Colorado hailstorms can cause significant damage to a roof that is completely invisible from the ground. Hail impacts create soft spots and bruises in asphalt shingles that knock granules loose in circular patterns. These impacts weaken the shingle and accelerate aging, but they often look like nothing from the driveway.

After any hailstorm in the Denver Metro area, we recommend having a professional inspection. Insurance policies typically provide a window for filing storm damage claims, and missing that window means paying for repairs or replacement entirely out of pocket.

6. Your Energy Bills Are Climbing

A failing roof can affect your home's energy efficiency more than most people realize. When the roof deck, underlayment, or insulation beneath the roof is compromised by moisture or age, your heating and cooling systems have to work harder to maintain comfortable temperatures.

If you have noticed a gradual increase in your energy bills that is not explained by rate changes or usage habits, your roof and attic system could be a contributing factor.

7. Neighbors on Your Street Are Getting New Roofs

This one is specific to Colorado and particularly to homes in the Denver Metro area. Homes in the same neighborhood were typically built around the same time with similar materials. They experience the same weather events — the same hailstorms, the same wind events, the same UV exposure.

If several neighbors on your street are getting roof replacements, there is a good chance your roof experienced the same conditions and may have the same level of damage or wear. This is especially true after a major hail event.

Repair or Replace?

Not every problem requires a full replacement. Minor damage — a few missing shingles, a small leak around a vent pipe, or isolated flashing failure — can often be repaired affordably. But when damage is widespread, when the roof is at or near the end of its expected lifespan, or when repairs would cost more than 30 to 40 percent of a replacement, a full replacement is usually the better investment.
