Many have been re-roofed two or three times, sometimes over the previous layer. We tear off to the deck, replace what is soft, and bring ice barrier and ventilation up to code.

That matters here because older Englewood homes often have minimal attic ventilation and insulation, which is how ice dams and premature shingle failure happen. Fixing the ventilation during the replacement is cheap. Fixing a rotted deck ten years later is not.
