Before, Colorado Springs, CO: worn roof

Roof replacement done to the deck.

Complete tear-off, deck inspection, and a new roof system installed by a crew that has been replacing Front Range roofs for three generations.

The roof under the roof matters most.

A replacement is only as good as what it sits on. Every Gen 3 roof replacement starts with a complete tear-off down to the decking, so we can see what the last roofer could not: soft sheathing, rot around chimneys and valleys, missing ice barrier, and ventilation that was never right. We fix those before the first new shingle goes down.

We install architectural shingles, Class 4 impact-resistant shingles, and metal roofing from manufacturers like GAF and Owens Corning, with the underlayment, flashing, and ventilation each system needs to carry its full warranty. You get a written scope before work begins, and the same scope is what we build.

Most average-sized homes take one to three days on site. Larger or steeper roofs take three to five. We pull the permit, schedule the city inspection, and register your manufacturer warranty when the job is closed.

After, Centennial: new architectural shingles around the skylight

Most residential replacements run from $15,000 to $30,000 or more depending on roof size, pitch, material, and whether insurance is paying. Our proposal is complimentary and itemized, so you know the number before you decide anything.

One to three days on site for an average home, three to five for large or complex rooflines. From estimate to final city inspection usually takes one to three weeks, depending on permits, material delivery, and weather.

No. We recommend being reachable by phone in case the project manager needs a decision, but you do not need to be on site. Move cars out of the driveway and take fragile items off walls that share a wall with the roof deck.

Yes. We install year-round and watch the temperature requirements for each material so sealant strips bond properly. Some weeks in January are better than some weeks in May on the Front Range.

Call or send a few details. We will schedule the inspection and put a real number on it.
